The client holds a block of Grade B listed property on George Street, Edinburgh which had suffered years of neglect through being badly managed. As a pension fund manager their brief was to seek long term income security and have the building fabric brought into a state of repair that would last at least fifty years. We were asked to provide a feasibility report on the block.

We inspected the site and completed a due diligence exercise on all the legal and statutory documents.
We presented the client with an initial report and feasibility study. This included options for the property, consultant appointments, costs, procurement methods, planning and building control issues
We conducted a measured survey, prepared a schedule of dilapidations, served, and negotiated with the outgoing tenants.
We acted as lead consultant, chaired all contract meetings, delivered the clients brief and consequently have been appointed on other refurbishment projects by CBRE Investors.
The project completed on budget and on time and has now successfully let to three retailers and three office tenants. The clients key objectives in terms of time, design, quality and cost were all delivered within their initial brief.
