CKD Edinburgh move to new flagship offices

CKD Galbraith has reached a new milestone with the move of the Edinburgh office to 59 George Street. The move marked the completion of an interesting project at 53- 61 George Street for which CKD Galbraith were appointed as project managers by CBRE Investors.

Pam Over, Partner of CKD Galbraith and supervisor of the project, writes;

"Following our appointment as project manager we assembled a team of architects, engineers and quantity surveyors which worked together to transform an historic building with small rooms and complex floor levels into modern retail and office space. There were numerous physical and architectural constraints but we worked with Historic Scotland and were able to achieve modern shops and offices whilst retaining the essence of a period building.

The project was completed on time and substantially within the £2.5 million budget. The principal ground floor retail unit of 7,500 sqft has been let to Brook Brothers at a record rent for George Street equating to £147/sqft ITZA. We were so impressed by the upper floor offices of 7,690 sqft that we took the space ourselves.

All the space, apart from a small suite of mews offices, was let prior to practical completion. The proprietors have achieved a doubling of the investment value in their property. It has been a win, win, win outcome by the application of the skills of a creative team and a very supportive client."

First rung on the farming ladder

The initiative of offering a Farm Tenancy to a new entrant to the industry for a peppercorn rent of £1 per annum, for a five year period, generated an exceptional level of interest within the rural land agency sector, writes Simon Brown of CKD Galbraith, one of the judges on the selection panel.

For several years there has been much concern that as a result of low financial returns, the opportunity for new entrants to agriculture has been minimal and consequently the skill base, particularly in the livestock sector, has been diminished. 65% of farmers in Scotland are aged over 50 and it is estimated that as few as 300 agricultural employees are under 21 years of age.

At CKD Galbraith we have been pleased to play a part in this initiative that stimulated a high level of demand from those keen to get a foothold in agriculture. We’ve been able to advise on the challenges that both landlord and aspiring new entrants face.

John Kerr (23) the successful entrant, produced an outstanding tenancy application to achieve his ambition of being a farmer in his own right. John will take control of the 65 ha Little Cumbrae Estates Ltd´s farm at Newen in Kirkcudbright.

Successful catch at Syre

The third CKD Galbraith Property Week fishing competition broke many records, writes Tim Kirkwood, managing partner of CKD Galbraith. Our biggest entry, of around 180 contestants, led us to award four prize winners in all this year. Mr Roddy Houston, Mr & Mrs Jon Homan, Mr Andy Wightman and Mr Neil Menneer joined the CKD Galbraith party at Syre Lodge.

The River Naver was in sparkling form and whilst experience and skill varied, the party landed 38 salmon over the week, with Andy catching his biggest salmon yet at 17lbs and Neil landed five. Needless to say, the lodge resounded with good humour and celebration during a week where the best weekly record catch for the estate, in its current ownership, was missed by only one fish - the one that got away.
