Deveron Valley Cottages are located in one of the most tranquil, picturesque and reputedly the sunniest parts of Scotland. Nestled in the rolling countryside of Aberdeenshire amongst the patchwork of towns and villages which criss cross this attractive part of the country. The area around the business is a true hidden gem in terms of discovery, scenery and friendliness.
The seclusion and tranquillity of the location is mirrored by the fact that the bulk of day-to-day services including primary schooling and a medical centre are provided by the nearby village of Aberchirder. Close by the larger towns of Huntly (8 miles), Banff (13 miles) and Turiff (11 miles) offer a wide variety of services ranging from both primary and secondary schooling, medical and retail services including supermarkets. Huntly also provides excellent communication links, sitting astride the A96 trunk road (the main Aberdeen to Inverness road). The town also has a railway station with regular connections to Aberdeen and Inverness.
The city of Aberdeen is approximately a 45 minute drive south-east. Aberdeen offers excellent facilities for a medium sized city and is often referred to as the Oil Capital of Europe. The city has an excellent airport with regular flights to London and beyond . Aberdeen also has a wonderful array of cultural facilities including museums, concert halls as well as being a first class retail shopping destination. The immediate vicinity surrounding the business as well as the extended localised area is a haven for wildlife, sandy beaches, charming coastal villages including the world famous villages of Pennan and Gardenstown. Aberdeenshire is also a popular for outdoor sports enthusiasts including world class salmon and trout fishing on the river Deveron (the river forms the eastern boundary of the property) as well as high quality golf courses in and around Aberdeenshire including the Trump owned Menie Estate north of Aberdeen city. In the larger surrounds, the north-east of Scotland is also home to Scotlands tourist gems including Malt Whisky country, The Castle Trail as well as Royal Deeside and the Queens summer residence at Balmoral.
Deveron Valley Cottages is accessed via the A96 at Huntly, then following signs for the A97 north before turning off the A97 at the B9001 and following signs for Inverkeithny and Mains of Auchingoul.
The properties occupy a secluded, sheltered location accessed via a private track leading to the farmhouse and outbuildings with the holiday cottages pleasantly dispersed amongst about 11 acres.
HOLIDAY COTTAGES OVERVIEW
There are a total of 6 holiday cottages (3 of which are timber built). Four are located around the main farmhouse (owners accommodation) whilst two of the holiday cottages enjoy secluded and private locations amongst the wooded grounds.

The property is a stone built cottage, arranged in a pleasant courtyard setting adjacent to a neighbouring cottage. Auchingoul Cottage comprises; reception hall, kitchen/living room, 2 bedrooms and a shower room.
Swallow Cottage is a stone built cottage with its own courtyard and private decked area. This property comprises; sun room, kitchen/living room, w/c with shower and 2 bedrooms.
This is a charming and imaginatively presented one bedroomed stone built cottage comprising; kitchen/living room, shower room and double sized bedroom. The Bothy has its own courtyard.
Bonnie View Lodge
Bonnie View Cottage is a Luxury timber chalet which sits on an elevated location close to the main farmhouse and other holiday cottages. Bonnie View Cottage comprises reception hallway, kitchen, dining/living room, shower room and 2 bedrooms.
Woodland Retreat Cottage is a superior Scandinavian timber built cottage situated on the banks of the River Deveron in a secluded location making effective use of its natural surroundings. The cottage comprises; reception hallway, kitchen/living room, shower room and 3 bedrooms.
Deveron Lodge enjoys a secluded and partial woodland location away from the farmhouse and courtyard complex. This elegant timber cottage was constructed in 2013 with accommodation over 2 floors comprising kitchen/living room, reception hallway, utility room, shower room and 2 bedrooms.
The self-catering accommodation is presented to an exceptionally high and exacting standard. Fittings and furnishings are of the highest order with excellent reviews on TripAdvisor. The fixtures and fittings within the cottages are also of an impressively high standard and are all included in the sale price.
OWNERS ACCOMMODATION - MAINS OF AUCHINGOUL FARMHOUSE
One of the most attractive and special aspects of the sale is the superb farmhouse owners accommodation which accompanies the holiday cottages. The farmhouse sits adjacent to the bulk of the holiday cottages with accommodation over two floors. The ground floor comprises a sun room/conservatory, formal sitting room, cosy open plan country kitchen/living room with wood burning stove, utility room and shower room. The first floor of the property comprises 3 bedrooms, one of which is fitted with full en-suite bathroom facilities.
The house has a sun terrace which faces south in addition to an orchard and garden.
Mains of Auchingoul is a former working farm and as a pleasing consequence the owners accommodation and business are exceptionally well equipped with very handy outbuildings and farm stores including a large steading which has outline planning permission to be converted into a holiday cottage (planning reference APP-2014-2853). In addition, there is a laundry, old stable block, two wood stores, garage and workshop with a converted loft including an office space in addition to an 18 metre long tractor shed. There is also a general purpose store room with gym.
The properties are situated within an 11.4 acre site with a predominance of gently sloping ground leading down to the riverbank. The land includes 4 grazing paddocks, mixed woodland as well as the central farm-house and holiday cottage complex.
