RENTING A PROPERTY

We aim to provide the highest standards of professional property services to tenants and landlords. If you are seeking a property to rent , our specialist team aims to make the entire process as smooth and straight forward as possible – from searching for a suitable property to moving into your new home.

Finding the right property

  • You can register by calling one of our letting offices and take advantage of our extensive database of high quality rental properties.

Viewing properties

  • We endeavour to arrange appointments that are convenient to you during weekdays, evenings and on Saturdays.

Reserving a property

  • We require appropriate references, photographic I.D and proof of residence.
  • We will obtain a credit reference on your behalf on receipt of the appropriate administration fee*. If for any reason the tenancy does not proceed, the fee will not be refunded. Alternatively you can obtain the reference yourself and provide it to us.  We reserve the right to reject this if we consider it inadequate.
  • Once satisfactory references have been received, we will arrange for you to come to our office and sign the lease and associated documents.
  • CKD Galbraith require one months rent in advance and the deposit** to be paid in cleared funds before moving into a property.
Administration Fee   Deposit**
e.g. a property with a rent of £550 will be as follows
Applicants Fee (inc VAT)             Rent in advance £550.00
1 Person £75.00   Deposit £1,100.00
Couple £85.00   Administration Fee £75.00
Company Let £100.00   Total Due £1,725.00
  • All Deposits will be equivalent to two months rent.
  • We are a member of SAFE agent and all deposits held are regulated by the scheme.

Completion and check-in
Once the tenancy has been signed and cleared funds have been received, the tenancy can proceed.  Gas, electric and council tax accounts will be set up in your name and activated on the date of commencement of your tenancy.
On moving in you will receive a folder containing the following:

  • Copy of the signed lease agreement, AT5 and Repairing Standard
  • Inventory
  • Gas and electric meter readings and oil tank fuel levels – where appropriate
  • Copy of Gas Safety Certificate – where appropriate
  • Copy of E.P.C
  • Tenants information sheet

Maintenance

  • All maintenance issues will be acted on quickly and efficiently.

Check-out

  • On departure from your property, after a satisfactory check-out inspection, we aim to return your deposit within 10 working days.
  • We will be delighted to assist you to find a new property if you outgrow, are given notice (conditions apply) or simply fancy a change!
